The short version
- DwellCheck helps organise property documents and identify questions and checks that may matter to a buyer.
- It is an automated decision-support tool, not professional advice or a recommendation to buy or avoid a property.

- Digital access purchased in the iOS app is processed through Apple.
Who may use DwellCheck
You must be at least 18 years old and able to enter a binding agreement. You are responsible for keeping your account secure and for activity performed through it.
Document-review service
DwellCheck is a property document-review and decision-support tool. It organises information found in documents you supply, applies structured rules and highlights questions or checks that may matter to a buyer.
Important limitations
Not professional advice
DwellCheck is not a lawyer, conveyancer, building inspector, engineer, valuer, insurer, lender or council. Reports provide general information and are not legal, financial, engineering, valuation, insurance or building advice, or a recommendation to buy, sell or avoid a property.
Automated analysis can be wrong
Automated analysis can miss, misread or misunderstand information, including handwriting, plans, amendments and poor-quality scans. A report may be incomplete or incorrect and cannot establish that every relevant document was supplied or that circumstances have not changed.
Your decisions remain yours
You remain responsible for your property decisions. Check important findings against the complete original documents and obtain appropriate professional advice before signing an agreement, waiving a condition, transferring funds or otherwise committing to a purchase.
Your uploads
You confirm that you are authorised to upload and process each document. You grant DwellCheck a limited permission to process uploaded material only to provide, secure and improve the service as described in the Privacy Statement.
You must not upload unlawful material or use DwellCheck to harm, mislead or invade the privacy of another person.
Purchases and free previews
Digital purchases
Prices and the access being purchased are shown before confirmation. Report and property-package unlocks are one-off consumable digital purchases for the report or property shown; they are not subscriptions. Apple processes iOS payments and provides the receipt, while DwellCheck verifies the signed transaction and records the resulting access. DwellCheck does not receive full payment-card details. Because these products are consumable, access is restored from your DwellCheck account rather than Apple’s Restore Purchases list. Refunds remain subject to Apple’s process and rights that cannot lawfully be excluded.
Free previews
Each account starts with two free property previews. Purchase and cooldown credits add one preview at a time and the allowance does not stack above two. Locked previews are retained in the review library so they cannot be deleted accidentally; unlocked reports can be deleted normally. Deleting and recreating an account with the same email does not restart the promotional allowance or cooldown. We may restrict attempts to obtain repeated promotional access by evading these limits.
Availability and changes
We aim to keep DwellCheck available and accurate, but analysis may be delayed or unavailable and features may change. We may suspend access when needed to protect users, data or the service. If we materially change paid access already provided, applicable consumer rights continue to apply.
Report updates and saved copies
A report available in your account may be updated after it is generated or purchased as DwellCheck improves its rules, scoring, cross-document checks, explanations or presentation, or corrects an identified issue. The report shown later may therefore differ from the version you first reviewed.
If you need to preserve a point-in-time copy, export the report as a PDF and store it securely. An exported PDF will not receive later improvements or corrections.
Intellectual property
DwellCheck and its software, branding, templates and rule systems remain our property or that of our licensors. Your uploaded documents remain yours or the relevant owner’s. You may use and export your report for your personal property-purchase purposes.
Liability and consumer rights
To the extent permitted by law, DwellCheck is not responsible for losses caused by relying on an automated report as a substitute for checking source documents or obtaining appropriate advice.
Nothing in these terms excludes or limits rights or remedies that cannot lawfully be excluded, including applicable rights under New Zealand consumer law.
Account termination and deletion
You may delete unlocked reports or delete your account and all account-linked reports from the app. Locked previews remain in the review library to protect the limited free allowance from accidental loss; deleting the account remains available when you want all account-linked data removed. We may restrict or close an account used unlawfully, fraudulently or in a way that threatens the service or another person. The Privacy Statement explains what deletion removes and what limited de-identified records may remain.
New Zealand law and contact
These terms are governed by New Zealand law, subject to any mandatory rights that apply where you live.
